      Ken and Paul started Sierra Nevada in a rented 3000 sq. ft. warehouse in Chico. They were consummate home brewers before that. All that was in 1979, 35 years ago.

        It's unlikely that the local zoning would allow this. Zoned residential will disallow commercial businesses. I.E. I can't put a sign in my yard that advertises my company, even though I just work out of my house.

          If you are looking at attempting to operate a brewery out of a residential property in a garage or other structure then you are better off starting your research at the local level whether you even have a chance of obtaining approval and working your way up to the county and state and then TTB approval. TTB approval won't sway your local authorities to disregard their respective local building codes.
