    THE BIG PICTURE
    The Modern Times Expansion Manager reports to the Chief Operations Officer and is responsible for overseeing & executing the major growth projects of the company. From capacity improvements to new tasting rooms and brewing facilities, the Expansion Manager will oversee the planning, preparation, and execution of construction-based projects for Modern Times. The Expansion Manager will work hand-in-hand with company management to meet the functional, aesthetic, and budgetary goals of all projects. The ability to simultaneously see the big picture while also remaining extremely detail-oriented is critical. Candidates must share Modern Times’ commitments to quality, safety, business ethics, and continuous innovation.


    THE EVERYDAY VIEW
    - Work directly with the operations and production teams to plan capacity improvement projects at our production facility in San Diego
    - Thoroughly determine the viability of potential project sites based on logistics, zoning, licensing, utilities, finances, and all other relevant variables
    - Be the point person for the company’s real estate broker on all transactions and represent the company in lease negotiations
    - Vet and manage a portfolio of architects, contractors, and consultants working on project sites both near and far
    - Represent the company in all meetings and hearings related to the permitting for new projects
    - In coordination with vendors, translate project needs into acceptable construction documents in accordance with current building code
    - Regularly update the management team on project status, timeline, and budget data
    - Issue contracts and purchase orders to contractors and/or vendors
    - Ensure that all construction is completed in accordance with current building, electrical, and mechanical codes, as well as with the approved design
    - Coordinate all permit applications and ensure their timely delivery
    - Assist in the handoff of new properties to their leadership teams, walking them through all compliance issues specific to their site
    - Perform small construction tasks as needed
    - Other tasks as needed


    DESIRED SKILLS AND EXPERIENCE
    - Must be 21 years of age or older at the time of application
    - Able to pass a post-offer, pre-employment Criminal & DMV background check
    - Bachelor’s degree in architecture, construction management, engineering, or related field is preferred. Additional years of relevant work experience may substitute for the education requirement
    - Must have five (5) years of experience managing commercial or institutional construction projects
    - Must be able to communicate effectively both orally and in writing
    - Must have a thorough knowledge & hands-on experience of construction materials and methods
    - Must be able to manage multiple construction projects including making decisions concerning scope of work and costs
    - Must have a knowledge of current Uniform Building, Fire, and Mechanical Codes as well as the National Electric Code, ADA regulations, and other relevant regulations
    - Must have the ability to stay focused and remain extremely productive while working in the field without direct supervision
    - Preferred previous experience in a brewery environment


    TRAVEL REQUIREMENTS
    - Up to 75% travel time may be required. Candidates must be willing to regularly travel to and/or temporarily reside near project sites during critical moments of each project


    PHYSICAL AND MENTAL REQUIREMENTS
    - Able to lift heavy objects to shoulder height
    - Able to read and follow written English instructions
    - Able to regularly lift/carry 44 pound boxes
    - Able to regularly lift/carry 55 pound bags above waist level
    - Able to regularly lift, push, or pull up to 175 pounds
    - Able to stand for prolonged periods
    - Able to stoop, crawl, twist, turn, lift, kneel, climb ladders and stairs
    - Able to work in a factory/production environment which may be loud, slick, humid, and hot
    - Able to comply with safe chemical handling procedures, including personal protection equipment such as gloves and goggles

    ABOUT MODERN TIMES
    Modern Times is a 30bbl production brewery in the Point Loma neighborhood of San Diego. Modern Times is named after a beautifully crazy utopian community founded in 1850, and (almost) all of our beers are named after real utopian experiments or mythological utopias. Today, we're distributed throughout Southern California, San Francisco, the Central Coast, Maui, and select international markets. We operate a tasting room at the brewery, as well as in San Diego’s North Park community. We plan to open a pilot brewery, restaurant, and specialty coffee shop in Los Angeles in 2016. We brewed our first batch on May 18th, 2013; our beer went on tap for the first time on June 24th 2013; we held the soft opening for the Lomaland Fermentorium tasting room on August 9th, 2013; and our Grand Opening was September 7th, 2013.
