We are a cidery in Boston (Charlestown to be specific) looking to sublet our space for the remaining term of the lease. We'd likely move out in about a year, leaving 2 years left on the lease (I don't see any reason why you could not renew with the landlord at the end, or add on the term upfront and lock in a lower rent). By the end of the month we will have produced about 7500 BBL out of here in 2014. We plan to produce at least 20,000 BBL in the space in 2015. We could squeeze a bit more out of it but ideally we'd find a new spot and continue to grow there with more headroom.

This is a great opportunity for a prime spot in Boston that is already set up for a specialized cider making/brewing use (huge savings on electrical, plumbing, etc. build out costs).

The details:
-about 8500 SF
-first floor
-two large overhead doors open to a dock height loading dock area
-20-25' clear ceilings in about 2000 SF of the space, the rest if about 12'
-trench drains in floor
-40' x 28' cooler
-possibility of buying other equipment (tanks, CIP, pasteurizer, glycol chiller, air compressor, etc)...we could take it with us, or sell it and upgrade the equipment in our new space
-very close drive (or public transit) to downtown Boston, we regularly get over 600 visitors for growler hours and tours on the weekends, and we only just started doing tours (many don't know we are here yet)
-3 phase 480 power and transformer for 208

This space is officially available now for immediate move-in.

Save tons of money and use the glycol lines, electrical, plumbing, gas lines, and everything else we left behind.

The address is 200 Terminal Street, Charlestown MA.
