I am trying to understand what is a reasonable for Year1 production volume through a taproom:
In this hypothetical scenario, let's assume the following:
1. The beer is average in quality/taste/pricepoint. ($6 per pint avg).
2. We will be located in a highly populous neighborhood.
3. Brewery will have little to no competition with surrounding breweries. Nearest breweries are 5-10+ miles away.
4. Market is highly affluent, white-collar, and high population density. (15+ 20-story condos/apts, hotels, office buildings, etc. in a five minute walking distance)
5. Location is half a block from bar scene of 21-30 year olds. (10 bars within 1 square block)
6. Taproom seating for 100-150 people. (3,000+ sq. ft. taproom with available outdoor seating).
7. 7 bbl brewhouse
8. 8-12 beers on tap at any given time, a variety of styles. Primarily selling pints, but crowlers to go as well.
This area is highly sought after but the market rent in the area is astronomical. I would like to see if revenue/costs numbers make sense to proceed.
